About the Role
The Resident Sales Director is responsible for maintaining in-depth knowledge of the property market area(s) and competitive landscape. This role will drive rent and occupancy growth at the property level to meet or exceed quarterly and annual business revenue goals. This position will develop and maintain a sales-focused culture across the portfolio’s personnel. The Director of Resident Sales will report directly to the COO.

Responsibilities

  • Educate on-site staff on best practices in sales (e.g., how to sell to the individual prospect; general sales tactics, apartment tour guidelines, closing techniques, and customer service etiquette, etc.)
  • Maintain an accurate pipeline of new business results for property revenue forecasting and leasing metric analysis
  • Monitor new business results and related pipeline activity across the properties’ personnel, and promptly anticipate/address negative new business trends/variances
  • Collaborate with asset management, revenue management, and on-site leasing teams to create and disseminate pricing and incentive strategies on a weekly basis
  • Work with marketing departments and agencies to maximize on-site marketing spending and maintain an active web/social media presence tailored to the properties’ business priorities and market area(s)
  • Collaborate with on-site teams to identify bottlenecks in leasing processes and identify/recommend systems and tools to help alleviate these pain points
  • Proactively and consistently communicate with prospects, residents, and competitive properties to maintain a working knowledge of the company’s properties and market area(s)
  • Participate in compensation structure design, recruitment, and training of on-site staff to ensure that the company’s standards and sales culture are maintained at all properties
  • Create and optimize the company’s sales processes
  • Oversee sales operations in multiple markets25% travel is required to support the multiple properties/markets under our portfolio

Ideal Background

  • Bachelor's degree in Business, Business Administration, or equivalent work experience is required
  • 10 + years of experience in leasing leadership within class A high-rise multifamily residential property management required
  • Advanced forecasting and analytical skills required
  • Exceptional ability to clearly articulate complex leasing strategies, both verbally and in written form
  • Excellent management and organization skills
  • Active Real Estate Broker License preferred
